Real estate project launch eventsBuyers decide in an evening. They live with it for years.
Project launches, site launches, sample-flat openings and channel partner meets for developers in Bangalore, Goa and Kerala — built around trust, and around the RERA rules that govern what you may say and sell.
How do you plan a real estate project launch event?
Plan a real estate project launch around the project’s RERA registration first, because the Act bars advertising, marketing or booking before it. Then choose the format — site launch, hotel launch evening, sample-flat opening or channel partner meet — and plan the guest journey from invitation to site visit, with the registration number on every printed and screen item.
A home is the largest purchase most buyers make, and a launch event is where they decide whether to trust the developer. What builds that trust is not spectacle; it is a site that looks cared for, information that is clear, a model and a sample flat that match the brochure, and a sales team that has time for every family. We produce the event. Your legal and sales teams own what is promised.
A launch that feels like a sales trap empties the room.
- The launch runs ahead of the registration.Under the RERA Act, advertising or booking before registration can attract a penalty. We plan the date around your registration, not the other way round.
- Families stand in the sun on a dusty plot.Site launches fail on basics: shade, parking, toilets, water. We plan them like an outdoor festival, with a rain plan.
- Channel partners feel like an afterthought.Brokers bring most walk-ins and talk to each other. A proper partner meet before the public launch earns their effort.
- The sales desk becomes a queue.Fifty families arriving at once overwhelm three advisers. We stagger arrivals and plan the desk flow.

From the invitation to the site visit the next weekend
- Launch format, date and run of show planned around the RERA status
- Site launch infrastructure: tents, power, parking, toilets, water and rain plan
- Stage, LED, sound and light for the reveal of the project
- Model, sample-flat and walkthrough zones designed with your sales team
- Channel partner meet with briefing, incentives segment and dinner
- Guest registration, arrival slots and site-visit transfers
- Every printed and screen item checked for the RERA registration number and website
- Photography, video and a drone shot of the site where permitted
What the RERA Act means for a launch event
A launch event is marketing, so the RERA Act applies to it. These are the provisions most relevant to an event; your legal team confirms how they apply to your project. Rules change; we confirm current requirements with the authority for your date.
| Provision | What it says | What it means for the event |
|---|---|---|
| Section 3(1) | No promoter shall advertise, market, book, sell or offer for sale, or invite persons to purchase, without registering the project with the Real Estate Regulatory Authority | Hold the public launch, bookings and launch advertising after registration |
| Section 3(2)(a) | Registration is not required where the land does not exceed 500 sq m or the apartments do not exceed eight, inclusive of all phases | Very small projects may be exempt — your legal team confirms |
| Section 11(2) | Advertisements and prospectuses must mention prominently the Authority’s website address and include the registration number | Backdrops, standees, brochures, invitations, screens and the launch film all carry both |
| Section 59(1) | Contravening section 3 can attract a penalty of up to ten per cent of the estimated cost of the project | The cost of launching early is far larger than the cost of waiting |
Sources: RERA Act, section 3, section 11, section 59. In Karnataka the authority is K-RERA; Goa and Kerala have their own authorities, and some states add their own advertising directions, such as a project QR code — we check the current direction for your state.
Site launch, hotel launch or sample-flat opening?
| Format | Best for | Watch-outs |
|---|---|---|
| Site launch on the plot | Plotted developments, villas and projects where the land is the story | Shade, power, parking, toilets, dust, approach road, a rain plan |
| Hotel launch evening | High-rise projects before the site is ready to visit; premium buyers | Move guests to the site afterwards with a booked site-visit slot |
| Sample-flat or show-villa opening | Projects where finishes and layout sell the home | Small groups, timed slots, a host in every room |
| Channel partner meet | Briefing brokers before the public launch | Clear commission and scheme briefing; partner-only content |
| Customer referral evening | Later phases, where existing buyers bring friends and family | Make it a thank-you first and a sales event second |
Running a launch on an open site
An empty plot has none of a hotel’s services. Everything is brought in, and everything has a backup.
Approach and parking
Signage from the main road, a marked parking area, marshals and a drop-off for elderly guests.
Shade and weather
A tent or hangar sized for the guest list, with sides that can close for rain, fans or cooling for daytime events.
Power
Generators with a backup unit, safe cabling and earthing, and lighting for the walk to the plot markers.
Guest services
Toilets, drinking water, a first-aid point and a children’s corner — families come together.
The story of the site
Plot markers, a viewing deck or drone footage on screen, and walking routes that are safe on uneven ground.
Sound and timing
Outdoor loudspeakers are restricted from 10 pm to 6 am (Noise Pollution Rules summary); most site launches run in the morning or late afternoon.
Ideas that build trust, not just footfall
Walk the plot
Guided walks to marked plots or the tower footprint, with an architect explaining light, views and orientation.
Materials table
The tiles, fittings and finishes in the specification, laid out to touch — what buyers ask about most.
Neighbourhood map
A large map of schools, hospitals, offices and transit — with drive times you can stand behind.
Kids’ zone
Supervised activities so parents can talk to the sales team without distraction.
Construction timeline
An honest timeline wall showing what has been done and what comes next, matching the RERA filing.
Partner briefing room
A separate space for channel partners with their own briefing and booking-process walk-through.
A channel partner meet agenda
Run it before the public launch, so the partners who bring buyers know the project better than anyone.
Welcome and the project story
The developer’s leadership on the project, the location and the buyer it is designed for.
Product walk-through
Plans, specifications and the price structure your sales team has approved for release.
Process and compliance
Registration number, booking process, documentation, and what partners may and may not say in their own advertising.
Scheme and incentives
Commission structure and any launch incentives, explained once and in writing.
Recognition
Top partners from previous projects thanked by name, if you have them.
Dinner and conversation
Time with the sales and project teams; see dealer and channel-partner meets.
